Tenant Surveyor

A tenant surveyor's role is to safeguard the interests of prospective commercial or retail tenants looking to locate into a shopping centre, retail park or commercial office development. By employing skilled negotiators, prospective tenants will ensure that their future premises are delivered on time, on budget and to an agreed quality.

Our tenant surveyors supply a cradle to grave service which takes the scheme from the initial inception through construction and commissioning to successful completion and handover of the project - be that a nationwide roll-out programme, or a one-off scheme.

Our team members are highly experienced and extremely knowledgeable about every aspect of the construction process. They employ a methodology that ensures our clients benefit from a robust brief and programme. They ensure that the quality of works is in accordance with the development agreement and will be tenacious with the landlord in order to ensure that our client's expectations are delivered. Our objective is to add significant value to the project outcome on behalf of our client.

In our role as tenant surveyor, we:

  • Develop a robust brief.
  • Negotiate the heads of terms for the leasing agreement.
  • Negotiate with the landlord representative to establish a clear division of responsibilities with regards to construction works.
  • Negotiate any planning requirements associated with the tenant works
  • Negotiate access and specific working restrictions of the scheme.
  • Manage the project programming.
  • Provide a single point of contact for communication to the landlord representative.
  • Manage the tenant's design team.
  • Oversee fit-out works to ensure successful project delivery to meet the client's requirements in terms of quality, cost and programme.
